- Please be courteous to our very nice neighbors. Quiet hours are from 10pm – 8am.
- Absolutely no smoking in the house. There is a $250 additional cleaning fee if we detect smoke.
- Absolutely no firearms are allowed on the premises.
- The cottage is on a septic system. Please put only one-ply or bamboo TP in the toilet and do not rinse food down the kitchen drain.
- We hope you enjoy the hot tub and fire pit. Please be cautious when getting in and out and be aware of the health risks. Hot tub and fire pit use are at your own risk.
- Lost keys and beach passes will incur a $50 fee for each lost item.
Beach Access
Beach!
- You have access to all three Misquamicut Fire District beaches. The closest one is Clark Farm Beach, accessed across Atlantic Ave to the left of Pleasant View Inn. From Memorial Day to Labor Day, you need to bring the beach pass (on a pink/purple lanyard) to access the beach during normal hours.
- There are two (2) beach passes available. Each is good for 6 people. A $50 fine is assessed for lost passes.

- The shed has beach toys, mats, cooler chairs, umbrellas, and a beach cart. Two boogie boards are also in there. Use at your own risk.
- Please rinse sand off in the outdoor shower before using the hot tub or coming in from the beach (believe us, you'll be happier).
Outdoor Amenities
Hot Tub
- We hope you enjoy the hot tub. Please be cautious when getting in and out and be aware of the health risks. Hot tub use is at your own risk.
- Please ensure you unlock ALL lid snaps before opening it and make sure the lid is closed after use. The opening mechanism will break otherwise.
- Please rinse off in the outdoor shower before using the hot tub.
- Do not change the filter settings or add any chemicals. The hot tub is maintained weekly. Please alert us if any maintenance needs arise.
- There are two sets of jets and each has 2 intensity levels. Each jet can also be turned on or off by twisting it.
Fire Pit
- Feel free to use the Solo Fire pit. Again, at your own risk.
- An initial bundle of wood is provided (stored under the shed). Additional wood can be purchased at various stores in the area.
- There is a fire extinguisher in the shed for emergencies.
Climate Control
AC & Heat
- The downstairs living room mini-split unit has its own remote control, which is on the shelf by the bathroom door. The upstairs mini-splits each have a controller located underneath them.
- The fan in the living room is controlled by the center switch by the front door. Make sure that switch is turned on and then the remote will work (annoying, we agree).
- Downstairs left bedroom fan is controlled by the switch on the side wall and then the remote.
- Downstairs right bedroom is a pull-chain fan.
- In the winter, the two downstairs bedrooms and the bathroom also have small electric baseboard heaters.
Kitchen & Laundry
Kitchen Details
- Dishes and cups can be found in the far left upper cabinets.
- Silverware is in the drawer on the far left. Kitchen tools and knives are in the smaller drawer next to the oven.
- Pots & pans are in the lower corner cabinet.
- Spices and basic pantry items are in the upper corner cabinet. If anything is running low, let us know and we'll try to get you a replacement.
- The Keurig makes single-cup drinks or a full pot. K-Cups are in the tray below the machine. Tea packets, sweetener, and creamer packets are above the coffee machine. For hot water for tea, either heat water on the stove in the kettle, or run the Keurig without a k-cup.
- Dishwasher tablets are under the sink in a brown bag.
- This house is on a septic system. Do not rinse food down the drain — it clogs the system.
Washer / Dryer
- There are laundry detergent tabs on the left side of the machines.
- Please be sure to check and empty the dryer vent before use.
- Please note that these are fairly small units. We are also on a septic tank, so please try to use the machines only when needed.
Entertainment
TV & Streaming
- Downstairs TV: Turn on using the black remote. It should open up to AppleTV, but if not, click the input button and toggle to AppleTV. Then use the silver AppleTV remote to navigate. We have it logged into Disney, Netflix, Max, and YouTubeTV. If there's a user option, please use Guest.
- Upstairs TV: Just the one remote. It's a smart TV, and you can login to any of the services using your credentials.
Security
Locks & Doors
- Please leave the sun porch front door unlocked and don't store any valuables in this area. Use the electronic lock to keep the main house locked up.
- The key for the sliding glass door is on a bright blue keychain on the shelf by the bathroom door. The door opens by twisting the levers to the side and pulling on the silver handles (from the living room side). To close, sometimes you need to push the right edge of the slider out toward the sun porch while sliding it closed.
- The side door key is in a lock-box around the back of the house (it's the backup in case the electronic lock fails). Front door code is only active during your reservation.
Logistics
Trash
Trash is picked up Wednesdays and Saturdays (Wednesdays during the off season). You don't need to do anything other than put trash in the provided Orange trash bags and put them in the bins outside.
Should you run out of the orange trash bags, you can purchase more at the Stop N Shop about 8 mins away. They are located at the front of the store near the ice.
Parking
The driveway has enough room for 2 tandem parking spots. Please do not park on the grass or allow others to do so. On busy beach days, you will get asked if people can pay to park on the lawn. Please let them know you're renters and can't, unfortunately.
The Tesla charger is a universal type so any EV should be able to be charged.
Transportation
Getting Around
The Misquamicut beaches, restaurants, and shops are all within walking distance. With a bike, you can easily access Watch Hill and the Westerly Town beach area. You'll need a car or rideshare to access the grocery store or to visit RI's other beach towns or the nearby casinos.
